How do I find my EPC rating?

EPCs are public for most UK homes. Find yours via Havnwright or directly via the government register.

An Energy Performance Certificate (EPC) is a government-issued rating of how energy-efficient a home is, from A (most efficient) to G (least). Most UK homes already have one from when they were last sold or rented.

Finding yours through Havnwright

  1. Open the dashboard.
  2. Switch to Retrofit mode (toggle at the top of the sidebar).
  3. Click EPC Lookup under Complete.
  4. Enter your postcode and pick your address. We pull the latest EPC from the official register.

Finding yours directly

The government register is at find-energy-certificate.service.gov.uk (England + Wales) or scottishepcregister.org.uk (Scotland). Free to search.

Why it matters

  • Selling: required by law before marketing a property.
  • Letting: required, and from April 2028 most properties must be EPC C or above to be let.
  • Grants: many energy-efficiency grants (ECO4, BUS) have minimum or maximum EPC requirements.
  • Mortgages: "green mortgages" with discounted rates exist for EPC A/B properties.

My property has no EPC, or the EPC is out of date

An EPC lasts 10 years. If yours has expired (or never existed), you need a new one before selling, letting, or applying for most grants. EPCs are produced by Domestic Energy Assessors (DEAs) and typically cost £60-£100. The Verify Credentials tool in Retrofit mode helps you find a registered DEA.

My EPC underrates my home

Common. Many EPCs are produced quickly and miss recent improvements (new boiler, double-glazing, insulation). Producing a new one with up-to-date information often raises the rating by 1-2 bands. Worth doing if you are close to a band threshold and the upgrade matters for selling, letting or grants.
